Section 5 of the Declaration of Covenants governing all North Farm property owners provides that no dwelling, building or structure (such as accessory buildings, carports, garages, guest homes, sheds, porches, driveways, swimming pools, towers, fences, or wells) may be erected, nor may any exterior alterations or additions of any character be made upon the original dwelling, buildings, or structures, including storm windows and doors, but not limited thereto, unless and until prior written approval is received from the NFCA.
The NFCA Board has adopted procedures and guidelines for the submission and processing of requests for modifications to the exterior of North Farm properties. The procedures streamline the submission process by designating certain modifications for expedited approval in one of three ways:
The types of modifications that fall under each category are listed in the “Application Submission Requirements and Process for Application Review, Decisions and Appeals” document. All other modifications must go through the formal approval process, including consideration at a meeting of the ACC after notice to the community.
The NFCA Board has adopted an “Architectural Policy and Guidelines” document to assist homeowners in understanding the criteria that will be utilized by the ACC and the NFCA Board in determining whether to approve a particular modification request.
Please review these documents if you are considering changes to the exterior of your home and remember that approval must be obtained before undertaking the modifications.
