So, what is the CCOC? Well, besides the confusing acronym, it is “The Office of Common Ownership Communities” (aka, the OCOC), but refers to itself as the CCOC, which stands for “Commission on Common Ownership Communities”. Confused? Try reading Montgomery County code 10b. We have elected to go with CCOC as the acronym, but their site juggles the two acronyms.
The CCOC is Montgomery County’s government agency that oversees HOAs (and condominium associations). The CCOC is committed to providing owners, tenants, residents, boards of directors, and management companies of self-governing residential communities with information, assistance, and impartial dispute resolution programs that:
How does this impact the residents of North Farm? Well….
The NFCA is an official HOA (Home Owners Association) based on the documentation of our covenants and bylaws and falls under the authority of the Montgomery County Office of Common Ownership Communities (CCOC) rules and regulations governing HOAs.
NFCA board members take the mandatory board member training from the CCOC, as well as attend meetings and communicate with the regulators to make sure that what we are doing as an HOA is legal and compliant with the county regulations, while at the same time making sure that we, as a small community without the burdens of large capital and maintenance expenditures of other HOAs, can run the HOA as simply as possible.
In the short term, the CCOC will be assisting the NFCA reboot as an HOA. This will entail a notification of the upcoming annual meeting via first class mail. In addition, the CCOC provides an advisor to help run meetings as required by the CCOC’s rules. Records of meetings and other board actions will be kept in accordance with the CCOC’s rules.
